Error - "The installation source ... is not available..."

I am receiving the following error when I try to update, repair or uninstall
Microsoft Office Professional 2003:

"The installation source for this product is not available. Verify that the
source exists and that you can access it."

The easy fix would be to just uninstall and reinstall the program. However,
the error message above pops up and prevents the operation.

HELP...what can I do?
