IRR Calculations

How do I calculate the IRR on a series of uneven payments
over a holding period which is less than 12 mos.?

For example: I invest $100 on Jan 12, recieve a payment
of $12 on Feb 20, a payment on June 5, and receive back
my $100 invest plus an additional payment of $25 on Sept
14?
