multiple copies of a document from one template... how?

I have a scenario where I need to produce some site-specific manuals.
the body of the manuals will all be largely the same, but site-specific info
will differ in each manual.
Location addresses, Equipment IDs etc...

I'm aware of the find/replace command - but I'd like to do something a bit
more sophisticated..

Is it possible to generate a word document that references another file - so
that changes to the master template can be reflected quickly through out the
document..

EG from the master template, change site address - and all refences to that
change in the document?

Find/replace is too laborious for what I want to do....!
