ROI Calculations for Hard Money Lenders (HML)

I am looking for help on developing calc that will deterime amount of $ ROI
based on Amount Invested but able to reflect it on a 3 - 6 - 9 - 12 months
basis with an escalating ROI% that I can adjust for each quarter.
