What is the best program for managing a client database?

I am a real estate agent who needs to create a client database where I can
import and export the information into an automated mailing system. What
software would be the most compatible?

You might be better off looking at a specific real-estate package, as that
will be proven and tested and do everything you want and more.
I can't help you with the specifics on that as although I am Accountant for
a firm of English estate agents, you're in California I believe?
