Patch administrative point with SP1

I have extracted the msp but when I run the command to patch the
administrative point, I get an error indicating the application package could
not be opened.

The command I am using is msiexec.exe /p [full path to msp file] /a [full
path to projproe.msi] /lv* [full path to log file]

I have tried creating a brand new admin install from CD but that has not
helped. I have also tried extracting the msp from my Select CD as well as
downloading it from Microsoft.

Here is the text from the log file after the installation:
=== Verbose logging started: 2/1/2005 9:05:49 Build type: SHIP UNICODE

Any ideas?
