Task Duration Summary

I am still confused regarding the issue of summing up the duration of the
subtasks.
In the task tree, the Gantt Chart bar shows 180.3 minutes; whereas, the
summary of the tasks at the top level add up to 121.3 minutes. Some of the
subtask's duration are zero minutes which I understand since they are
overlapping other task, but there are task that clearly do not overlap and
their duration time is zero.
Any assistance would be helpful

Well first of all durations do not "sum up". The issue of Summary Line
Duration has been discussed at length in this newsgroup but once again,
here is the skinny.

The Duration of a Summary Line is calculated by Project to be the
working minutes, hours, days, etc. from the Start of the earliest
subtask to the Finish of the latest subtask.

Duration has nothing to do with tasks overlapping. At the task level the
Duration is the difference in working time between the task Start and
Finish. Tasks with "0" Duration are milestones because they normally
represent the completion of a group of tasks and are therefore a single
point in time.
