Unable to load and un either proejct 2003 or 2007 on my Vista Ulti

I have tried to install Project 2007 on my Vista Ultimate 64 bit new system.
It was looking for an older Project to upgrade. So I took my Project 2003
disk and installed it. However, Project 2003 tries to configure on the
initial use and fails with a "out of memory error" Except that I have 4GB of
RAM.... and only 40% was used. Its not actually installed yet and functional

If I try to install my 2007 Project , it just starts then stalls with no
install actually done.

Anyone see a similar issue and perhaps a fix?
