Word template of addresses in a table: how to collapse an empty ro

I have a Word letter template that uses a table to align addresses. I have
to have two lines for the street address but often the actual data is only
one line. How do I get rid of the empty row automatically without having to
cut and paste in every letter?

A table seems a very odd way to set this up, but if you want to continue
with it, I would suggest that you eliminate the second row for the address;
when you need two lines for the address, use a line break (Shift+Enter) or
even a paragraph break (Enter) to add a line to the address row.
