This is because the text field does not have Custom Properties built into
it.
As an example, take the Server shape in the Basic Network Shapes 3D stencil.
1. Drop the shape onto the page
2. Highlight the text shape which says "Server" but not the Server shape
itself
There should be grey locks around the shape.
3. Click on Shape \ Custom Properties and it will say there are no Custom
Properties defined for it.
At this point, you can then Create your own Custom properties for that text
field.
If you want to use the Custom Properties from the Server shape itself,
1. Select the Text block tool
2. Highlight the Text block or Label
3. Insert Field and insert any field
4. Window \ Show shapesheet
5. In the Text Fields section Value cell, type in
"Sheet.1!Prop.Manufacturer" where Sheet.1 is the ID of the main Server shape
itself.
Note that the number can change. e.g. Sheet.25 or Sheet.4
6. The Text block or Label will then show the Manufacturer Custom Property
of the Server shape.

What I want is the same when I make double click in the
Shape "Generic Terminal" from the "PC and Peripherals"
stencil. What i mean is:
- When I make the double click on the shape the cursor is
located in a empty box of text or the text block is
Highlight.
- Then I Right-click -> Insert Field...
- Then appears the Window Field.
- Then I select the Category -> Custom Properties.
- Then the corresponding properties appear on the "Field:"
box, where I could choose one of them. In my case none of
these properties appear.

I mis-read the question.
As someone else had suggested, the text block(Label) can
have its own Custom
Properties defined.
If you want to use the Custom Property of the main shape,
do the following
1. Select the Text block tool
2. Highlight the Text block or Label
3. Window \ Show shapesheet
4. In the Text Fields section Value cell, type in
"Sheet.1!Prop.Manufacturer"
Sheet.1 refers to the ID of the main shape.
To get the main shape's ID, right-click the main shape \
Format \ Special
Prop.Manufacturer refers to the Custom Property that you
want to show
It can be Prop.xxx

i think this works to insert custom proporty in text of
shape, but not the label

I tried to insert a "custom propertie" in the label
of a

Properties) nothing appears in the "Field:" text box
