I'm a new manager for a maintenance co. and having a hard time keeping up
with what needs to be done, what has been done, and what bills should go out
for these projects. Can anyone help?

I'm not a Project guru. I don't even play one on tv.

Sounds more like Quickbooks or some accounting program than
project planning. Unless you want to coordinate the activities
of subcontractors.

Quickbooks has a "contractor" edition:

Microsoft also has great plains, but it costs more.
